How to Get a Smooth and Successful Closing

Closings are often filled with complications and setbacks, but they can go smoothly and quickly— if planned for carefully. At Venture Title Agency, we want our clients to have the best closing possible, and we know that this is one of the most important and most stressful days of their lives. You must stay in control of your closing and try to be as involved in the process as possible. We have put together some tips on how to get a smooth and successful closing!

Get Conditional Approval Before Making the Offer

First and foremost, you want to get pre-approved for a loan before making the offer. Conditional approval will help you determine how much you can afford and provide you with a realistic expectation of your dream home’s cost. Buyers who get pre-approved by a lender are usually those who can finalize their loan application quickly than ones who have not been pre-qualified for a loan.

Collect Documents

To avoid any delays, make sure you have the following documents before you head off to seal the deal. Having these documents together takes time, and the better you prepare, the faster your loan will be approved — and processed.

  • Copy of your contract
  • Proof of homeowner’s insurance
  • Your home inspection reports
  • A government-issued photo ID
  • Bank statements
  • Tax returns

Create a Timeline for Any Repairs

You want to be sure that any repairs the seller has agreed to fix are completed on time—ideally, days before your scheduled closing. You do not want to close on a home with various issues and then have to fix them yourself.

Have the Money for Closing Costs

Next, you want to have the money for closing costs. The lender will require proof of sufficient funds for the down payment and closings costs before your scheduled closing. Be sure that those funds are readily available, and be prepared to wire or present a cashier’s check on the day before closing.

Perform a Final Walk-through

This is possibly one of the most critical steps to closing on your home. The final walk-through before closing on a house is an opportunity for a home buyer to catch any problems before completing the purchase. This walk-through ensures that the home they’re purchasing was in the same condition when they agreed to buy it, plus any additional repairs stipulated in the purchase agreement.

Once all of the repairs have been made, the title issues resolved, the loan approved, and all the documents prepared for a signature, you can be confident that the closing goes smoothly. At Venture Title Agency, we can help make the closing process easier for you. Schedule your closing with us today!
